Buyers often come to us looking for single-story condos or townhomes. They don’t want stairs! Some homeowners buy with the intention of staying put for a while, and they plan for a future where stairs might be difficult to navigate. Some buyers may need to avoid the danger that stairs present to small children and the inconvenience of lugging toys and strollers up and down one or more flights of stairs. The rest of us might want to confine our workout to the gym!

When developers plan residential communities, they have one thing in the forefront of their mind – space! Especially in the recent past, developers want to pack as many condos into their development as possible, and that usually translates to two and three story residences.  The most efficient way to utilize space is with floor plans that use the first floor for the garage, the second floor for the main living area, and the third floor for the bedrooms.  Unfortunately for some, that means plenty of stairs!

These new floor plans don’t work for everyone, but don’t despair! We have great options in Las Vegas for you to consider.

Low Rise condos: Consider condos that occupy the first floor in a 2-story building, or some mid-rise condos with elevators,  like those at Park Avenue.   First floor units provide ease of access and usually include covered patios to extend your living space outdoors.  This type of floor plan is usually a cost-effective choice. One drawback to consider when choosing a first floor unit is the fact that you will have residents living above you.  If you want to be above it all, choose a mid-rise condo and buy the Penthouse!

High Rise with Elevators: Perhaps you’re drawn to the view of city living, but aren’t drawn to trudging up and down the stairs. High-rise condo buildings like the high-rise towers of Allure Las Vegas that include elevators are your answer. 

High-rise living in Las Vegas provides its homeowners with spectacular views, and luxury amenities, but nothing is free. The higher you go, the higher the price tag and homeowner’s association fees are higher than in most low-rise condo developments as well.  

Villas:   (the fancy word for patio homes), were hugely popular in the 80s, and they still abound in Las Vegas. If you like the privacy of a single-family home but the low maintenance of a condo, the villa lifestyle has many advantages:

Villas are usually one-story and have some decent square footage.

·   There are no neighbors above or beneath you

·   Attached garages are usually included

·   Spacious patios are common
