Like many projects that entered construction right at the beginning of the real estate downturn, the $8.5 billion dollar project we know of  as CityCenter managed to survive, thanks to loan restructuring and talks between MGM Grand and Dubai World, the two project founders. In addition to shopping, restaurants and casinos, the project has two condominium residences for those who wish to own a piece of CityCenter.

Veer has two 37-story towers, with 335 units, that include studios and one, two and three bedroom units.  You can’t miss Veer on the Las Vegas skyline as the towers are the only buildings that have a 5% tilt. Many of the units are smaller, but some penthouses are over 3,000 square feet.    The Rooftop of each tower includes an infinity edge pool, and plenty of room to enjoy the great views of the Las Vegas Strip.

Mandarin Oriental is a combination hotel and condominium community, though the private residences have their own entrance and elevators. Like Veer, the decorating trend is toward the modern style, with spa bathrooms and European style cabinetry, though the designers tried to inject a bit of the oriental influence in the finishing choices. Owners have access to the hotel amenities, including (in my opinion) the best spa on the strip.

Another option for those wanting to rent out their condo part of the time is Vdara, another stunning high rise on the CityCenter grounds.

So why should a buyer consider Veer, Vdara or Mandarin Oriental?  Location within the CityCenter grounds is one reason.  CityCenter has a who's who collection of shopping, restaurants and casinos without the glitzy (dare I say “cheesy”) Las Vegas Strip influence.  Owners have the opportunity to live amongst some of the best shopping on the strip - Tiffany & Co. Roberto Cavalli, H. Stearn, Prada, Cartier, Van Cleef & Arpels, Versace, Louis Vuitton, Bvlagari, Carolina Herrera,Versace, Gucci, Fendi, Hermes, Miu Miu, Emilio Pucci, Christian Dior.  I could go on, but you get the idea.

Another reason is the quality of the development and the interior of the units.   I think Veer Towers, Vdara and Mandarin are comparable to other luxury residential high rises, priced as high or higher than the CityCenter properties.   A quality high-end residence by or on the Strip is rare.
