Everything You Need to Know About Where to Live in Las Vegas
Las Vegas was founded in 1905 and has since redefined itself more times than any other city in America. It’s the entertainment capital of the world — that title is well earned and well known. But Las Vegas has quietly claimed several more crowns along the way. It’s become one of the premier dining destinations on the planet, with more Michelin-recognized restaurants and celebrity chef concepts per square mile than nearly anywhere else. It’s a world-class shopping destination, from the luxury boutiques of The Shops at Crystals to the open-air lifestyle centers anchoring every corner of the valley.
It’s now a major sports capital — home to the Vegas Golden Knights, the Las Vegas Raiders, the Las Vegas Aces, and the Las Vegas Aviators, with Formula 1 having planted its flag on the Strip and MLB on the horizon. And if the momentum of the last decade is any indication, Las Vegas is still in the middle of becoming something even bigger. As the city expands in every direction, distinct neighborhoods have taken shape, each with its own character, lifestyle, and energy. Whether you’re relocating or upgrading, choosing where to plant roots here is one of the most exciting decisions you’ll make. I live in Summerlin, and I can tell you firsthand — this city has never had more to offer.
1. Summerlin — Las Vegas's Premier Award-Winning Master-Planned Community
I’m biased — I’ll admit it. I live in Summerlin, and I love it. But the numbers back me up: Summerlin is consistently ranked among the top master-planned communities in the entire United States. Spanning over 22,500 acres along the western edge of the valley with more than 300 miles of trails and Red Rock Canyon as a dramatic natural backdrop, it sets a standard that the rest of the valley measures itself against.
At the heart of it all is Downtown Summerlin — an open-air shopping, dining, and entertainment destination that draws residents from across the valley. High-end retailers, chef-driven restaurants, seasonal events, and the Las Vegas Ballpark (home to the Triple-A Las Vegas Aviators) make this one of the most vibrant outdoor lifestyle centers in the Southwest. Tivoli Village, just nearby, adds another layer of upscale dining and boutique retail in a European-inspired setting. I’ve had more client dinners and casual meetups in this corridor than I can count — it really is the social heartbeat of the west side.
Golf in Summerlin — Eleven Courses, Unmatched in the Valley
For golf, Summerlin is in a class by itself. Eleven courses — from ultra-exclusive private clubs to world-renowned public tracks — are woven throughout the community:
- TPC Summerlin (Private) — Bobby Weed design, PGA TOUR host for the Shriners Children’s Open, first golf course in Nevada certified as an Audubon Cooperative Sanctuary, and a Golf Digest “America’s Best” honoree.
- TPC Las Vegas (Public) — Bobby Weed and Raymond Floyd design, par-71 championship course, consistently ranked among the top 50 public courses in the U.S.
- Bear’s Best Las Vegas (Public) — Jack Nicklaus signature design recreating 18 of his favorite holes from around the world. The premier public golf experience in Summerlin.
- Angel Park Golf Club (Public) — Two Arnold Palmer-designed courses: the Mountain Course and the Palm Course, with panoramic Red Rock foothills views.
- Red Rock Country Club – The Arroyo Course (Public) — Arnold Palmer design with wide fairways, elevated greens, and stunning Strip views.
- Red Rock Country Club – The Mountain Course (Private) — Dramatic Arnold Palmer layout set against the natural Red Rock terrain.
- Siena Golf Club (Public) — Lee Schmidt and Brian Curley design with Italian-themed surroundings and a lakeside setting inside the Siena community.
- Highland Falls Golf Club (Public) — Billy Casper and Greg Nash design inside Sun City Summerlin, with iconic Strip views from the 14th hole. Featured in national advertising campaigns.
- Palm Valley Golf Club (Public) — Full par-72, 6,824-yard Billy Casper and Greg Nash layout inside Sun City Summerlin.
- Eagle Crest Golf Club (Public) — Par-60 executive course carved into the hillside at Sun City Summerlin, reaching some of the highest elevations in the valley.
- The Summit Club (Private) — Ultra-exclusive Tom Fazio design, widely considered the most prestigious course in Nevada.
Summerlin Luxury Residences — Condos, High-Rises, and Lock-and-Leave Living
One thing that surprises a lot of buyers is how strong the luxury condominium market is in Summerlin. This isn’t just a single-family home community — there are some genuinely world-class options for buyers who want high-end living without the maintenance.
Mira Villa by Toll Brothers is one of my favorites to show. Situated within the Canyons Village of the Summerlin master plan and flanked by both TPC Las Vegas and Angel Park golf courses, it’s an elegant collection of mid-rise luxury condominiums offering single-level living — with direct elevator access, gourmet kitchens, oversized verandas, and private garage parking. Residences range from approximately 2,052 to 3,724 square feet, with a limited number of penthouse-level homes exceeding that. The community is gated with resort-style amenities including a pool, clubhouse, multiple spa areas, outdoor fireplace, and BBQ areas. For buyers looking for a low-maintenance, lock-and-leave lifestyle without giving up space or quality, Mira Villa is one of the most sophisticated options in the valley.
One Queensridge Place is in its own category entirely. Located just off Summerlin on Alta Drive, these twin 18-story towers were the first luxury high-rise development off the Las Vegas Strip when they opened in 2006 — and they remain the only vertical custom condominium community in the northwest Las Vegas valley. Inspired by European Art Nouveau architecture, the towers feature only 219 total residences, with floor plans ranging from approximately 2,000 square feet to over 15,000 square feet for the Crown Penthouse. Every residence has its own private underground garage — a level of ownership that simply doesn’t exist anywhere else in this market. Amenities read like a five-star resort: indoor and outdoor pools, a Roman-inspired spa, full concierge and valet, a 25-seat private theater, wine cellar with private storage, barista café, billiards lounge, and a fitness center exceeding 13,000 square feet. Flanked by TPC Canyons Course to the west and Badlands Golf Course to the east, with Strip and Red Rock Canyon views from both sides — it’s truly a custom home in the sky.

2. Downtown Las Vegas — Where the City's Soul Lives
Downtown Las Vegas is where the city began, and it remains one of the most compelling and underappreciated places to live in the valley. Yes, there’s Fremont Street — the iconic canopy experience, live music, neon history, and energy that never sleeps — but that’s just the surface. The real secret that not enough people talk about is Symphony Park.
Symphony Park is a 61-acre urban development district adjacent to Fremont Street that most people outside Las Vegas haven’t fully discovered yet. It’s home to the Smith Center for the Performing Arts, which brings Broadway touring productions, world-class orchestral performances, and nationally recognized artists to a stunning architectural venue that would look right at home in any major American city. The Cleveland Clinic Lou Ruvo Center for Brain Health — designed by Frank Gehry — is also here, along with a growing roster of restaurants and dining experiences that are genuinely redefining what Downtown Las Vegas can be. Every time I’m down there for a show or dinner, I’m reminded of how much this part of the city has evolved.
The Downtown Arts District adds another creative layer, with First Friday events drawing thousands monthly to galleries, live music, and local vendors. The Las Vegas Medical District — home to University Medical Center and Nevada’s major healthcare institutions — is close by. And for buyers paying attention to where this part of the city is headed, the residential story here is genuinely exciting.
Downtown Las Vegas Residential — A High-Rise Renaissance
Downtown Las Vegas has quietly built one of the most interesting collections of urban residential options in the entire Southwest. Here’s what exists now — and what’s coming.
JUHL — 353 E. Bonneville Ave.
JUHL has a personality all its own. It sits right between the Arts District and the Fremont Street Experience, and that location completely shapes the vibe — creative, social, urban, and alive. The building was designed around the idea that home and lifestyle should connect seamlessly, and it delivers: a resort pool with private cabanas, an alfresco outdoor movie theater in the courtyard, a rooftop Vino Deck lounge with Strip views that doubles as one of the better sunset spots in Downtown, a two-story fitness center, a co-op working lounge for residents, and 24-hour concierge. JUHL also has live/work storefronts at street level, so residents can literally run a business out of their building. It’s eclectic, it’s flexible, and it genuinely feels like Downtown Las Vegas in building form.
The Ogden — 150 N. Las Vegas Blvd.
The Ogden has the best rooftop in Downtown — full stop. The sky deck wraps around the top of the tower with a pool, spa, fire pits, BBQ stations, and panoramic views of the city and Strip that hit differently at night. The vibe here is more polished than JUHL — concierge, valet, 24-hour security, a fitness center with floor-to-ceiling windows overlooking the city, and a resident lounge. But what makes The Ogden special is its location: right on Las Vegas Boulevard, steps from Fremont Street, the Arts District, and the best bars and restaurants Downtown has to offer. Residents here are in it — the energy, the scene, the access. If you want to be at the center of what’s happening in Downtown Las Vegas, The Ogden puts you there.
SoHo Lofts — 900 S. Las Vegas Blvd.
SoHo Lofts is unapologetically cool. Modeled after New York City’s artsy SoHo neighborhood, the building has a raw, creative energy that no other Las Vegas address can replicate — exposed ductwork, concrete floors, no walls dividing the space, and windows facing the Strip that flood everything with light. It feels like a true artist’s loft, not a condo dressed up to look like one. The rooftop delivers a lap pool, Jacuzzi, sauna, spa, fitness center, and a jogging track that circles the building perimeter. Downstairs, residents are steps from galleries, First Friday events, boutique shops, and the eclectic dining scene of the Arts District. SoHo Lofts attracts a specific kind of buyer — one who wants character over conformity, and who appreciates that the building itself is a statement.
Newport Lofts — 200 Hoover Ave.
Newport Lofts is SoHo’s sister — same developer, same Arts District address, same industrial-loft DNA — but with its own distinct personality. Where SoHo feels raw and expressive, Newport feels like that warehouse aesthetic refined and elevated. Sub-Zero appliances, imported cabinetry, jetted tubs, every unit with a private balcony — it’s minimal living done luxuriously. And then there’s the rooftop, which Newport dedicated entirely to amenities: a pool and spa with panoramic views, a jogging track around the building perimeter, a sky lounge with pool tables and a full kitchen, and a social room that residents reserve for events and gatherings. Newport is for the buyer who wants that genuine New York loft energy in Las Vegas, with the service and finish level to match.
Cello Tower — Symphony Park (Coming 2027)
Cello Tower is the most exciting thing happening in Downtown Las Vegas right now — and I mean that literally, it’s under construction as you read this. Situated in Symphony Park right next to the Smith Center for the Performing Arts, Cello is bringing a level of luxury to Downtown that hasn’t existed here before. The vision is pure urban resort: an elevated pool deck, cold plunge, pet spa, entertainment kitchen, dedicated wellness floors, and park-like green spaces overlooking the city. The ground floor will be a pedestrian promenade with retail and dining — the kind of live-work-play environment that Downtown Las Vegas has been building toward for years. Interiors are designed with waterfall kitchen islands, rain showers, soaking tubs, and Juliet balconies that frame the city views. A second Cello tower is already in design. This is the address that will define Downtown Las Vegas’s next chapter — and buyers paying attention right now are getting in ahead of it. Call Kristine Murray with any questions — (702) 575-2109.

3. Henderson — Where Las Vegas Luxury Gets Elevated
Henderson has quietly become one of the most compelling real estate stories in Southern Nevada. It has the dining, the trails, the lake access, the golf, and now — with the Four Seasons Private Residences — it has a flagship luxury address that has put the entire valley on notice. Here’s a look at the communities and developments that make Henderson worth a serious conversation.
Four Seasons Private Residences — MacDonald Highlands
MacDonald Highlands is often called the Hollywood Hills of Las Vegas — and that comparison holds up. Perched in the elevated foothills of the McCullough Mountains above Henderson, this private gated community commands sweeping panoramic views of the Las Vegas Strip and the entire valley. And now it has the Four Seasons.
Four Seasons Private Residences Las Vegas is the most talked-about luxury development in Southern Nevada — and we have units under contract. This is a fully branded residential development, not a hotel-condo hybrid, which means buyers are getting pure Four Seasons service and hospitality wrapped around a private residence. The amenity experience is extraordinary: three resort-style pools, a full spa and wellness center, a golf simulator, private theater, pickleball courts, guest suites, private offices, libraries, and entertainment spaces totaling over 90,000 square feet of resident-only amenity space. The dining experience is equally serious — Noble Heights restaurant is helmed by celebrated restaurateurs Elizabeth Blau and Kim Canteenwalla, and Wolfgang Puck’s team is bringing their own concept to the north tower. They’ll even stock your residence with groceries before you arrive and provide dog walking and a pet spa for your four-legged resident. The development sits within its own double-gated enclave inside MacDonald Highlands, with dedicated 24-hour security separate from the community’s already robust guard-gated entry system. And anchoring the neighborhood is DragonRidge Country Club — a dramatic private golf course with elevation changes and valley views that are genuinely unlike anything else in Las Vegas.

Green Valley — The Established Standard
Green Valley is one of the most consistently sought-after master-planned communities in Henderson, and it has earned that reputation over decades. The area is mature, beautifully landscaped, and anchored by The District at Green Valley Ranch — an open-air lifestyle center with tree-lined cobblestone streets, exceptional dining, boutique retail, year-round events, and a rooftop amenity deck with a hot tub, fireplace, outdoor kitchen, and grills. Living above The District means your lifestyle is literally built into your building. The District condos put residents directly over the action — restaurants, coffee shops, and boutiques at street level, with a rooftop that becomes your private retreat when you want to decompress. It’s one of the more unique residential concepts in the valley.
Lake Las Vegas — The Resort You Live In
Lake Las Vegas is one of those places that people discover and can’t believe they didn’t know about sooner. This 320-acre private lake community in the eastern Henderson foothills feels completely removed from the Las Vegas they thought they knew. Mediterranean-inspired architecture lines the water’s edge, the Montelago Village brings waterfront dining, live music, boutiques, and entertainment right to the lakefront, and the surrounding mountains create a backdrop that shifts from golden to dramatic depending on the light.
The condo scene at Lake Las Vegas is varied and genuinely interesting. The V at Lake Las Vegas sits at the highest point in the community — perched above Montelago Village with panoramic views of the lake, the golf courses, and the mountains — with resort pools, a grotto, a clubhouse with billiards and indoor-outdoor kitchens, and a putting green. Tramonto and SouthShore offer gated lakeside living with pool and spa access, mountain and golf course views, and that lock-and-leave lifestyle that buyers looking at this area almost always want. Vila Di Lago is a gated golf community within
Lake Las Vegas with views over Reflection Bay Golf Course and access to the Lake Las Vegas Sports Club, which includes tennis, pickleball, a resort-style pool, fitness center, and a full social calendar. Fully furnished, turn-key options come up regularly at Lake Las Vegas — and they tend to move quickly when they do.
Lake Las Vegas is also home to two Jack Nicklaus-designed golf courses and easy access to Lake Mead for boating, kayaking, and paddleboarding. It’s the kind of community where the lifestyle does the selling.

4. North Las Vegas — Space, Value, and Natural Access
North Las Vegas offers some of the most spacious residential options in the valley, with new-construction master-planned communities delivering modern amenities at competitive price points. It’s the closest part of the valley to Mt. Charleston and the Spring Mountains National Recreation Area — giving residents year-round access to hiking, camping, fall foliage, and seasonal snow, all within an hour. The Clark County Rifle-Pistol Center, one of the only outdoor shooting ranges in the area, is an additional draw, along with multiple large community parks throughout the area.

5. Southwest Las Vegas — The Newest Generation of Las Vegas Living
The Southwest quadrant represents the newest chapter in Las Vegas’s growth story. This area blends the energy of Henderson and Summerlin — newer infrastructure, modern residential developments, and a lifestyle identity that has taken shape quickly. The dining scene is thriving, with distinctive restaurants and coffee concepts opening regularly. Fitness options are plentiful, with EOS Fitness, TruFusion, and RAW Fitness all well-represented throughout the community.
