Yes. You can buy a condo in Las Vegas for $200,000. In fact, you can buy something beautiful. There are guard-gated, resort-style communities with active listings starting right around that price — and at least 20 developments across the Las Vegas valley where the numbers work at this budget.
The two I’d point you to first are the absolutely gorgeous Boca Raton on Las Vegas Boulevard and the gated, easygoing Vistana in the Southwest. Start Here: The Boca Raton on Las Vegas Boulevard
The Boca Raton is the first place I want you to see, because it is simply stunning. It looks like something lifted straight out of South Florida and set down in the desert — warm-toned stucco, clay-tiled roofs, arched porticos, and lush landscaping. Located just south of the Strip off Las Vegas Boulevard, this guard-gated, resort-style mid-rise community brings a genuine slice of Palm Beach elegance to Las Vegas.

Location is a big part of the value. Boca Raton sits a few miles down Las Vegas Boulevard from Town Square — a billion-dollar shopping and dining extravaganza with Whole Foods, movie theaters, and endless shops and restaurants — right before you hit the Las Vegas Strip corridor. It’s also an easy drive to the airport and Allegiant Stadium. As this part of the valley continues to grow, I believe these condos look better and better.
A Casual, Lower-HOA Option: Vistana
Not everyone wants a high-rise-style HOA, and that’s completely fine. If you’d prefer a more casual, low-key community without the height and the higher fees, Vistana is really great. It’s a gated development tucked right in the middle of everything, close to Summerlin and the booming Southwest, at the base of the mountains with gorgeous Red Rock and Spring Mountain views.
