I was there in the beginning. I sold developer units when this building was brand new. I was in every floor plan before buyers moved in. I have watched this community grow, evolve, and become what it is today. I have been here the whole time—helping people figure out where they belong in this building, which unit fits their life, and what no listing description will ever tell them.

Panorama Towers is a luxury high-rise condominium complex at 4525 and 4575 Dean Martin Drive in Las Vegas — two 33-story aqua-blue glass towers sitting on 8.5 acres just west of the Strip. Developed by Laurence Hallier and Andrew Sasson for $600 million and completed in 2006 and 2007, the two towers contain approximately 650 residences — from intimate one-bedrooms to custom multi-floor penthouses.
It is one of the few guard-gated high-rise developments in Las Vegas. That distinction matters more than most buyers realize before they experience it. I will get to that.
Location: Why This Address Is Different

Most high-rise buildings give you a slice of the Strip. Panorama Towers gives you the whole picture. The horizontal panorama from the right floors is cinematic — the entire corridor of lights spread across your view in a way that photographs cannot capture. You have to stand at those windows. It is the view people move to Las Vegas for.
They Built Harmon Just for You
The Harmon Avenue pedestrian bridge connects your side of I-15 directly to CityCenter — Aria, Crystals, The Cosmopolitan, T-Mobile Arena. Raiders game, dinner at Aria, a show — all right there, no valet, no rideshare, no Strip traffic. That bridge exists because of the residential density on Dean Martin Drive, and Panorama residents are the ones who benefit most from it.

This is something I always make sure buyers understand before they start comparing Panorama to other buildings on paper.
Panorama Towers is fully guard-gated, 24 hours a day. There is a staffed gate, an 80- camera security system, and approximately two dozen security personnel on property. A 24-hour concierge controls access for every guest, every delivery, every visitor.
What makes this building unique is how it is designed. The lower-floor lofts, the outside townhomes, and the villas can be accessed without ever entering the main tower. That means certain residents come and go with complete independence — no lobby, no elevator, no interaction unless they want it. For tower residents, the concierge and gate do the same work. Nobody is in your business. That level of privacy is genuinely unusual for a community this size — and in a city that runs 24 hours a day on public spectacle, it is worth more than most buyers realize until they have lived here.
I have had clients who looked at four or five buildings and came back to Panorama specifically because of this. Once you experience it, the buildings without it feel different.
The Amenities: Not a Gym Addition. A Fitness Club.
I want to be direct about something. When people hear “condo amenities,” they picture a room with two treadmills and a weight rack. That is not what this is.

The Third-Floor Secret
I have been telling buyers about the third floor for years. Most agents do not mention it. Most listings do not explain it. Let me tell you what I know from being in this building since the beginning.

Third-floor units have higher ceiling heights than standard residential floors above them. The balconies are longer and more generous. The floor plans open up in a way that just feels different — more like a home, less like an apartment. If you entertain, if you want a space that stops people when they walk in, the third floor delivers that in a way that mid-building units at the same square footage simply do not.
The Movie Theater and Poker Room Are Right Outside Your Door
Here is the part nobody tells you. The movie theater, the poker lounge, and the resident lounge are on the third floor. If you own a third-floor unit, those spaces are right outside your front door. No elevator. No long corridor. You open your door and you are already there.
I call it false square footage. Space you do not maintain, do not furnish, do not pay property taxes on — but you have direct access to it as though it were your own wing. A private cinema and a poker room, essentially part of your home.
The Story That Says It Better Than I Can
I once had a client who bought the penthouse at Panorama Towers sight unseen. He was based in Canada. When I told him he also needed to buy the third-floor unit, he thought I had lost my mind. “Just listen to me,” I said. “Buy the third floor. You will understand when you get here.”
He trusted me. He bought both.
When they arrived, I showed the penthouse first. He and his friends — wearing very nice watches, let’s say — walked in and were completely blown away. Wrap-around Strip views, all glass, incredible. Everything they had imagined and more.
Then I took them down the elevator to the third floor. I showed them the movie theater and the poker room first — right outside their unit door. Their faces changed. Then we went into the unit. Sliding glass door open, lights on, everything ready. They headed straight to the balcony. Long, wide, overlooking the pool. The view was beautiful in a completely different way from the penthouse.
He turned to his friends and they all started laughing — the good kind. The kind when you know you made exactly the right call.
He turned the penthouse into where they wake up. He turned the third floor into where they live.
That is what the third floor is for the right buyer. And I know who that buyer is.
The Units: There Is Not a Bad One in This Building
THE RECESSED TERRACES: A SIGNATURE ARCHITECTURAL FEATURE
One of Panorama Towers’ signature architectural features is its dramatic recessed terrace design. Unlike traditional high-rise balconies that project outward, these terraces are seamlessly integrated into the building itself, creating a more private and comfortable outdoor retreat.
The design provides added shade, protection from the elements, and a spacious feel that genuinely extends the living area outdoors.
Paired with sweeping views of the Las Vegas Strip, the mountains, and the city skyline, these distinctive terraces help set Panorama Towers apart from other luxury high-rise communities in Las Vegas. I know exactly which units have them. That is a phone call, not a search result.
THE CORNER UNITS
The corner, or end-cap, units in the 00, 06, and 12 stacks run along the sides of the towers and are some of the most sought-after floor plans in the building.
These residences offer 180-degree views, with the Strip on one side and the Red Rock Mountains and Allegiant Stadium on the other. Some feature dual private terraces facing both directions.
The floor plans are more open, flooded with natural light, and provide some of the best views in the community. There genuinely is not a bad angle in a corner unit at Panorama Towers.
THE ODD AND EVEN RULE
Here is a simple navigation tip I give every buyer: Odd-numbered units face east and enjoy Strip views.
Even-numbered units face west and overlook Red Rock Mountains, Allegiant Stadium, gorgeous sunsets, and the community pool below.
Neither option is wrong. It simply comes down to what you want to wake up to every morning.
THE LOFT UNITS
Certain residences feature loft-style layouts with double-height interior spaces and dramatic architectural cutouts. These homes offer Strip views, exceptional volume, and a custom feel that is uncommon in a high-rise building. If you want something that feels genuinely one-of-a-kind, these are the units to ask about.
THE 4TH-FLOOR STRIP-SIDE UNITS
The Strip-facing units on the fourth floor sit at the same elevation as the top of the parking garage, creating something unusual: large patio-style outdoor spaces that feel more like a backyard than a balcony. The lifestyle is completely different from the tower residences above. If outdoor living space is a higher priority than elevation, these homes deserve serious consideration.
THE VILLAS (ALSO KNOWN AS TOWNHOMES): MY BIGGEST SECRET AT PANORAMA TOWERS
I have saved the best for last. Most people researching Panorama Towers never hear about these residences. Most agents never mention them. Buyers tend to focus on tower units and penthouses while overlooking what I consider the most extraordinary residential offering in the entire development.
The Villas at Panorama Towers are two-story, cabana-style residences surrounding the resort pool. There is nothing like them anywhere else on the Las Vegas Strip. I am not exaggerating.
No other Las Vegas development offers this combination of two-story villa living, direct pool access, and the full amenity package of a world-class luxury high-rise, all without ever stepping into a tower elevator. This is not condo living. This is not high-rise living. This is suite living. This is what you have when you truly want it all.
WHAT MAKES THE VILLAS DIFFERENT
These are two-story residences with private outdoor patios overlooking the pool deck. You come home the way you would in a private residence. Your own entrance. Your own door. Your own outdoor space. No elevator. No shared lobby. No hallways. Direct access. The moment you open your door, you are outside. The pool is right there. The fitness club, concierge, and valet are all steps away.

The pool deck creates more daytime activity than upper-floor tower residences. That is part of the lifestyle, not a drawback, but it is important to understand. The dramatic panoramic Strip views found in the tower units are not part of the villa experience. What you gain instead is something many buyers find even more valuable: Privacy. Direct outdoor access. A sense of space that no traditional high-rise floor plan can replicate.
And here is the most important thing I can tell you about the villas: They are almost never available. When people buy them, they tend to keep them for years, sometimes forever.
When one comes on the market, knowledgeable buyers move quickly because there is simply nothing else like it in Las Vegas. If a villa is available when you call me, that is a conversation we need to have immediately.
COMBINED UNITS
Over the years, owners have purchased adjacent residences and merged them into extraordinary custom homes. Tower 2’s entire top floor was combined into a single penthouse residence. Tower 1 features a three-level residence complete with a pneumatic vacuum elevator, Swarovski chandelier, and wraparound sky deck. These homes exist nowhere else at this price point in Las Vegas. And I know their histories.
The Building’s Story — and Mine
Panorama Towers broke ground in October 2004. Andrew Sasson, founder of the Light Group, and developer Laurence Hallier built it because they believed Las Vegas was missing something: a true full-service urban residence with Strip-adjacent location, New York and Los Angeles sensibility, and real quality of construction. $600 million later, they were right.
I was there selling developer units when these towers were brand new. I was in every floor before residents moved in. I watched the building become a community. I have been through every cycle of this market alongside the people who live here — the ones who bought early, the ones who sold and came back, the ones who called me twenty years later when it was time to do something different.
The building has won “Best in Las Vegas” Architecture and “High-Rise of the Year.” It has attracted celebrities, executives, entertainers, and professionals who simply want the best address in the city with the privacy to actually enjoy it.
