I Have Been Here Since Before the First Wall Went Up
This building did not start out as the Waldorf Astoria. Back around 2008, when I first learned that the Mandarin Oriental brand was coming to Las Vegas as part of CityCenter, I was beyond excited. I knew immediately what that meant for this city. I started selling those residences before construction was even finished — before most buyers even knew the building existed.
When the building later transitioned to the Waldorf Astoria brand, I was even more excited. I have been with this property from the very beginning, through that transition and everything since, because I know quality when I see it. I recognized it then, and I recognize it now. That is more than 17 years of history with one building — longer than almost anyone else active in this market today.

Every Orientation Offers a Distinctly Different Perspective
One of the most common questions I get from buyers is: does it matter which floor or which direction I face? My honest answer is no — and I say that having personally shown dozens of residences across every exposure in this building.
Here is what you see depending on your orientation:
North-facing residences: You are looking up the Strip. You see the Bellagio fountains. You see the Sphere. You see Paris Las Vegas. On a clear night this view is one of the most recognizable skylines in the world.
South-facing residences: You are looking toward the new Las Vegas Baseball Stadium — a brand-new landmark redefining that corridor — plus Allegiant Stadium, T-Mobile Arena, and the south Strip. The closing documents needed signatures and we had a narrow window. I hired a notary in Los Angeles to run through the airport to catch him before he boarded. We got the signatures. We closed the deal. That is the level of commitment we bring to every transaction.
The Investment That Paid Off in Just Over 60 Days
I called a client and told him about a residence I believed would be a strong investment. He trusted me. He did not know all the details — he just knew that if I was calling him about it, it was worth looking at. He purchased it, and we put it back on the market. Just over 60 days later, it sold for a profit of close to $900,000.
